With our full-service capabilities, Hawaii Architectural is
fully involved in every step of the project.
We provide a complete range of architectural services including
preliminary site and building design, plan presentation to various boards,
developing construction documents, and construction administration.
AVAILABLE ARCHITECTURAL SUPPORT SERVICES
1 Needs Assessment/Justification -- Investigates or establishes the
need for a new or remodeled Project.
2 Facility Programming -- Determines the kinds of spaces & scope desired
and the sizes needed for each of the spaces.
3 Site Analysis -- Determines whether a proposed site is appropriate for
the needs of the facility.
4 Site Planning -- Determines the building location, grading, paving,
parking requirements, landscaping, etc
5 Flow Diagrams -- Graphically shows the relationships between all
required spaces.
6 Geotechnical Studies and Interpretation -- Reviews soil borings,
reports, and subsurface conditions to determine soil-bearing capacities.
7 Environmental Impact Studies -- Determines the impact of the facility
on the surrounding community as regards to water, air, and soil.
8 Zoning Approvals -- Completing and submitting the required forms and
information to obtain approvals.
9 Renderings -- Artistic Drawing of what your building will look like.
10 Presentations -- Showing and explaining drawings and plans, and
answering questions before various boards and committees for approvals,
variances or funding.
11 Model Construction -- We can construct a scale model of your proposed
building to help you better visualize what the building will look like.
12 Computer Walk-Through -- Generated via computer graphics, what it
would be like to actually "walk through" your new building. Photographic CAD
renderings, Virtual Reality Walkthroughs, IPIX 360 Interactive Imaging &
Photography, QuickTime VR & Movies, Interactive CD-ROM & Internet Website, Video
tape or DVD Virtual Walkthroughs.
13 Cost Estimating -- Preliminary estimates to develop budgets and, as
the design becomes more detailed, construction estimates.
15 Mechanical Design -- The planning of the heating, ventilation, air
conditioning, and plumbing systems of the building,
which will produce the drawings, specifications, and contract documents that
contractors will use to construct the facility.
16 Electrical Design -- The planning of all electrical systems in the
facility that will produce the drawings, specifications,
and contract documents that contractors will use to construct the facility.
17 Structural Design -- The planning of the structural systems of the
building that will produce the drawings, specifications,
and contract documents that contractors will use to construct the facility.
18 Bid Documents -- Bidding instructions and forms that need to be filled
out by contractors competing to bid on the project
including advertising the project in local newspapers and regional construction
publications.
19 Energy Studies -- Calculating energy usage per federal, state and
municipal requirements.
20 Storm Water Management -- Planning to deal with local watershed
problems such as water supply protection,
flooding, water pollution, or state mandated regulations.
21 Building Agency Consultation, Review and Approval -- We meet with the
various building agencies, prepare forms
and provide information, submit items to the appropriate agencies, to obtain
approval of the design.
22 Bid Evaluation -- Receiving, opening and reviewing submitted bids,
taking into account price, references, schedule, and sub-contractors used.
23 Contract Award -- Drawing up the contracts between the owner and the
contractor.
24 Project Administration -- Regularly observe the progress and the
quality of the executed work and ensuring compliance with the drawings and
specifications.
25 Change Orders -- Evaluating and verifying the merit of requested extra
payments for unanticipated items or changes made to the drawings or
specifications after the contract is awarded.
26 Schedule Maintenance -- Ensure that the owner is in possession of all
required maintenance information including schedules and contact persons.
27 Testing and Inspection -- The testing and inspection of all installed
equipment for proper operation.
28 Project Closeout -- A complete check of the project to ensure that
everything is completed and is done in a quality manner, including obtaining
as-built drawings. A final walk-through with you and the contractor on a
room-by-room basis and develop the "punch-list" which is a list of uncompleted
or unsatisfactory items that must be completed before the final payout is made.
29 Warranty Documentation -- Gathering of all written warranties for
installed items.
